What do I do when it's time to move out?
If you plan to vacate, please submit a 30-day notice form—available for download above or in our office. It must be received at least 30 days before your lease expires or your intended move-out date. You may email or drop it off with your property manager, and be sure to confirm receipt.

What are the late fees?
Please note that rent includes a 5-day grace period. If payment is not received by the 6th of the month, a late fee of $25 will be applied, with an additional $5 per day thereafter until paid. A $10 certified mail fee may also be added if a formal 5-day late payment notice is issued.

What is the LLIP policy?
As part of your lease agreement, renters insurance is required throughout your tenancy. If you do not provide proof of your own insurance policy, you will be automatically enrolled in a Landlord Liability Insurance Policy (LLIP) at a cost of $15 per month.
If you obtain your own renters insurance, simply upload your policy to your tenant portal for verification. Once verified, the $15 monthly LLIP charge will be removed from your account moving forward.

I have an after-hours maintenance emergency. What do I do?
For after-hours maintenance emergencies, please call 480-347-9561.
As a general guideline:
If the situation involves fire, serious flooding, or a medical emergency, please call 911 immediately before contacting maintenance.

What is PetScreening?
PetScreening.com is a required third-party service we use to screen all pets, assistance animals, and even residents with no pets. It helps ensure compliance and consistency. Pet profiles include details like breed, vaccinations, and photos. Assistance animal and no-pet profiles are free.

When will I receive my security deposit refund?
Security deposit refunds are processed and issued within 14 business days from the date the keys are returned to management.
To ensure timely delivery, please provide your forwarding address to your property manager. If a forwarding address is not received, the refund and final account statement will be mailed to the last known address on file.
